What items are needed to furnish your first mid term rental?

 

In addition to location and size, the furniture in a mid-term rental apartment has a significant impact on the rent.

 

The simple details are frequently what makes an apartment exceptionally pleasant and boost the occupants' overall satisfaction.

 

You will undoubtedly already have a large number of furniture and household items.

 

But to package your mid-term rental and charge a higher value, you might need to add a little bit here and there.

 

But still remember to stay with traditional contemporary. Don't overdo it, and keep things simple. Additionally, keep in mind that inexpensive can end up costing more in the long run, so stick to high quality and have fewer items.

 

 

Here’s some tips on furnishing your midterm rental

 

Living Room:

 

Because many of your tenants will be traveling professionals with demanding occupations who need a peaceful place to retreat after a hard day's (or night's) work. Your goal when arranging the living room of your mid-term rental should be to create a pleasant environment for relaxing and winding down.

 

• Wipe & dust tables, shelving, desks, office chair, etc.

• Check drawers and cabinets for trash or items that do not belong

• Report any stains/tears in furniture

• Vacuum under couch, chair cushions & back/side of couch to create vacuum lines

• Organize pillows and throw blankets

• Wipe TV with microfiber cloth; do NOT spray any solvent directly onto the TV

• Place remote in the tray located on the coffee table

 

 

Kitchen and Dining Area:

 

Any guests visiting for a month or longer will use the kitchen to prepare their meals. Stock up on necessities. And no matter the arrangement, your tenants will need somewhere to eat. So make sure that the dining area can sit the number of guests staying in your mtr.

 

• Place clean dishes in cabinets/drawers; use photos attached to in the inside of each cabinet/drawer as a guide

• Make sure that dishes and silverware that are already stored are clean and free of dust

• Remove any leftover food from previous guest. Clear both fridge & pantry

• Wipe down the inside of the oven, microwave, fridge, sink & countertops

• Wipe down all appliances (stove, fridge, microwave, toaster, coffee maker, etc)

• Refill: dish soap, hand soap, coffee, ice trays (if applicable)

• Oput out one roll of paper towels in the countertop holder & an extra roll under the sink

• Put out a clean dish towel

• Place the garage door opener in the tray located on the coffee table in the Livingroom

 

 

Bedroom:

 

When organizing the bedroom, the goal is to create a tranquil haven for relaxation and sleep. Consider adding additional blankets, blackout curtains, and soft comforters.

 

• Strip beds of all linens (duvet cover, pillow cases, sheets) & wash on highest heat setting

• Organize closets to include: 1 extra set of sheets (fitted, flat & pillow cases) for each room. In the primary suite, also include 6 extra bath towels & 4 extra wash cloths

• Make beds according to the following criteria:

• Fitted sheet, flat sheet, duvet with duvet cover, 4 pillows (2 pillow shams & 2 pillowcases), one throw pillow and one quilt. For twin beds, leave 2 pillows & one throw pillow.

 

 

Bathroom:

 

Your guests should experience this space as a clean, spa-like setting. Think about bright, light-colored, fluffy towels.

 

• Wash all towels & treat any stains appropriately

• Remove shower curtain liners from hooks and wash as needed

• Clean tub with shower cleaner. Remove all soap scum stains from shower head and tub spouts

• Clean the toilet, including under & behind the lid, behind the toilet, and the base of the toilet

• Refill HESTIA branded bottles with shampoo, conditioner & body wash

• Refill toilet paper; place 1 roll on TP holder with designer folded edge. Place 3 extra rolls under the sink

• Restock 2-4 towels in cabinets using the "spa roll"

• Clean sinks, sink faucets, vanities and mirrors

 

 

Outdoor Area:

 

If there is an outdoor area on your home, make it inviting so that visitors may enjoy the fresh air. Depending on the available space, this might be as simple as a pair of comfy chairs, a whole outdoor dining set, or a beautiful outdoor sectional. Again, everything depends on the size of your yard.

 

• Sweep leaves & debris; remove trash from yard

• Wipe down outdoor tables & chairs

 

 

Unlike Short-Term Rentals, as a host, you do not need to provide everything; because guests will be staying in your property for at least a month, they will typically purchase their own soaps, laundry detergent, and so on. We recommend providing guests with a beginning kit to get them through the first few days until they can get to the grocery shop and stock up on their favored brands. Furthermore, your property does not have to be as trendy as a short-term rental; instead, it should have a just-bring-your-toothbrush atmosphere!

 

The art of hospitality

 

To help visitors get through the first few days until they can visit the grocery store and restock their preferred brands, we suggest giving them a starter kit.

 

For mid term rentals, you are not expected to continue stocking supplies for the guest but you should have a reasonable starter supply including:

 

• 3 rolls of toilet paper per available toilet

• 2 rolls of paper towels

• 6 trash bags

15 dishwasher pods

15 laundry pod/dryer sheets

• Stain remover*

• Dishsoap*

• Dish sponge and dish towels

• Shampoo/Conditioner /Body wash*

• Basic cleaning supplies*

• Coffee and Tea*

• Basic cooking supplies*

• Pet waste bags

*Discard bottles that are nearly empty and replace

 

 

FINAL WALKTHROUGH

 

• NO crumbs or hairs left anywhere, check under beds for dust bunnies

• Dishwasher and Dryer are empty

• Trash is thrown away and new bag is placed in the bin

• Place trash bins on curb (check house manual for trash day info)

• Take at least one photo of every room and send to manager before leaving the property

• Address anything else that will prevent us from making a good first impression!

 

 

Improve your MTR business - Ask your tenants for feedback.

 

Get input from your renters to grow your MTR business. You can ask questions such as:

 

When you moved in, was everything you needed there?

After a few weeks, is the apartment still comfortable?

Is everything working properly?

Is it still possible to live in the flat during a weekend visit from a friend or partner?

Or have the appropriate fixes or upgrades been identified?
